The Crown Estate Purchases Harwell East Site, Opening Doors to 4.5 Million sq ft of Science Space Potential

The Crown Estate Expands Investment in Science and Innovation with Harwell East Acquisition

The Crown Estate Expands Its Commitment to Science and Innovation with the Acquisition of Harwell East

In a remarkable stride toward bolstering the UK’s science and technology sector, The Crown Estate has announced the acquisition of Harwell East, a sprawling 221-acre site adjacent to the renowned Harwell Science and Innovation Campus in Oxfordshire. This significant investment forms part of The Crown Estate’s overarching commitment to invest up to £1.5 billion in innovation and technology over the next 15 years.

A Hub for World-Class Science

The Harwell East site comes with ambitious plans. With a Gross Development Value projected at £4.5 billion, it aims to deliver up to 4.5 million square feet of office space, laboratories, and advanced manufacturing facilities, along with 400 residential homes. The economic impact of this endeavor could be transformative, boosting national GDP by approximately £2.5 billion and generating around 30,000 new jobs across the UK.

The Harwell area is not just a local asset; it has global significance. Situated within the Oxford-Cambridge Arc, a key economic zone, Harwell serves as a vital center for research and innovation, driving economic growth and prosperity on a national scale.

Addressing Key Barriers to Growth

Despite being the third-largest tech ecosystem in the world, the UK faces a significant obstacle in the form of insufficient lab space and advanced manufacturing facilities. This shortage is particularly onerous for early-stage businesses, especially those located in tech-centric regions like Oxford. Harwell East aims to alleviate this issue, offering long-term space for promising companies and helping meet the growing demand for high-quality facilities at the Harwell Campus, which has welcomed over 50 organizations in just two years.

Voices of Support and Vision

Dan Labbad, Chief Executive of The Crown Estate, highlighted the necessity for specialized lab and housing facilities to foster the UK’s burgeoning science and technology community. “The ambition of Harwell East is to create the space for great science to flourish and to fuel growth and success not just in the region, but for the benefit of the whole country,” he stated.

Supporting Labbad’s vision, Science Minister and Oxford-Cambridge Innovation Champion Lord Vallance affirmed that Harwell has long been synonymous with world-class innovation. He noted, “The vast economic potential of this site underlines why we are determined to fully unlock the Oxford-Cambridge Growth Corridor, as an engine for nationwide growth.”

Collaborative Efforts and Future Developments

Crucible, the organization working alongside The Crown Estate, is striving to secure planning permission for Harwell East. Initially envisioned by Angus Horner, former Campus Director at Harwell, this site represents a crucial step in enhancing the region’s capabilities.

The recent acquisition follows The Crown Estate’s earlier partnership with Lendlease, focusing on maximizing undeveloped land for scientific and technological workspace, with ambitious plans that include 11 million square feet of new facilities.

Moreover, ongoing developments like over 1 million sq ft at Cambridge Business Park and the repurposing of the former Debenhams unit in Oxford are set to complement the aspirations for Harwell East. These efforts are essential for nurturing the UK’s positioning as a leader in science and innovation.

Conclusion

The acquisition of Harwell East by The Crown Estate signifies an exciting chapter for the UK’s science and technology sector. With its comprehensive plans for development and a commitment to addressing the pressing needs of emerging businesses, Harwell East is poised to become a cornerstone of innovation in the Oxford-Cambridge Arc. This initiative not only underscores the UK’s strategic intent to be at the forefront of global technological advancements but also fortifies its role as a nurturing ground for the next generation of innovators and entrepreneurs.

The future looks promising as The Crown Estate takes significant strides to unlock the full potential of this vital resource, ensuring that the UK remains a hub for world-class scientific research and development.
