Exciting Developments at Integra 61: Transforming the North East
As we inch closer to the culmination of the Integra 61 logistics-led mixed-use scheme, we find ourselves on the brink of something transformative for the North East. Developed by Citrus Durham, this expansive project, spanning an impressive 205 acres and boasting over three million square feet of developable space, is nearly 90% complete. The impact of Integra 61 is set to ripple through the region, yielding substantial social and economic benefits.
A Genuine Mixed-Use Development
At the heart of Integra 61’s vision is the creation of a genuinely mixed-use development. This endeavor has already brought forth 260 new homes, courtesy of esteemed builders Persimmon and Bellway. These residential units do not merely exist alongside extensive industrial space; they complement it, offering a comprehensive lifestyle experience for those living and working in the area.
The successful establishment of Amazon’s two million square foot fulfillment center has acted as a catalyst for further developments. Recently completed is the Connect at Integra 61, a speculative logistics hub encompassing 640,000 sq ft across five units. Excitingly, deals are either finalized or currently in negotiation for all units, further solidifying Integra 61’s role as a cornerstone of the North East logistics landscape.
An Expanding Roadside Portfolio
Integra 61 is not only about logistics and residential spaces; the roadside portfolio is also flourishing. Well-known brands such as Costa, Greggs, and KFC have set up shop, enhancing the region’s culinary scene. Furthermore, a new £4 million EG On The Move petrol station with a convenience store and a standalone Starbucks drive-through is also in the works, enriching the offerings even more.
We’re also proud to announce that Tesla has partnered with us to install 19 electric vehicle chargers, which are now fully operational. Additionally, a 73-bedroom care home project with Marton Care is underway, underscoring our commitment to providing diverse community services.

With 90% of the project complete, you might wonder what opportunities still exist at Integra 61. The remaining ten percent predominantly focuses on design and build options within our Optima and Evolution plots. Units range from approximately 1,200 sq ft to a substantial 29,000 sq ft, in addition to our mid-box plots capable of accommodating up to 74,000 sq ft.
These units are meticulously designed to address the regional shortage in quality industrial and warehouse spaces, meeting the robust demand from occupiers eager for high-quality locations.
